What a bathroom renovation costs in New York City
There is no honest single number for a New York bathroom until someone has seen what is behind the tile. Here is what moves the price, in the order it usually matters, and how to read a quote once you have one.

If you have searched for what a bathroom renovation costs in New York City, you have already found the pages that print a range. The trouble with a range is that it is set by things nobody has looked at yet in your apartment. The same fittings, the same tile and the same size of room can land at very different numbers in two buildings a block apart, and the reasons are knowable before anyone quotes.
This page sets out those reasons. It will not give you a figure, because a figure without a visit is a guess dressed up as an answer. It will tell you what we look at, what tends to move the number most, and how to read a quote so you can see where your money is going.
What decides the price, in order
Whether the fittings stay where they are. A toilet, a basin and a bath or shower that keep their positions reuse the waste lines that already work. Moving them means new waste routes with the right fall, sometimes through a floor that belongs partly to the neighbour below, and often a filing with the city. Keeping positions is the single biggest decision you control.
What is behind the wall. In older buildings the tile was often fixed straight to plaster, the plaster to masonry, and nothing waterproof behind either. When the old tile comes off, the substrate has to be taken back to something sound, a membrane applied across the wet area, and the new tile fixed onto that. How much of that is needed is unknown until the tile is off, and it is the part of the job that most often changes a price after the visit. We would rather tell you that now than surprise you in week two.
The tile and the fittings you choose. Tile is priced twice, once at the shop and once in labour. Small mosaics and large slabs both take longer to set than a plain mid-sized tile, and a room with many corners and openings needs more cuts. Fittings follow the same logic. A wall-hung toilet or a concealed cistern is a different install from a standard one, and the difference is hours as well as parts.
The hours your building allows. New York allows construction from 7am to 6pm on weekdays. Buildings routinely allow less, and weekends need authorisation from the city. A bathroom that could be done in a straight run of full days takes more days when the crew can only work part of each one, and days are what you are paying for.

A small bathroom still has every trade in it. Demolition, waterproofing, plumbing, electrical, tiling and fit out all have to happen, in that order, whether the room is four square metres or nine. What a smaller room saves you is material: less tile, less membrane, a shorter run of trim. What it does not save is the sequence, and the sequence is where the labour sits.
So a small bathroom usually costs less than a large one, and rarely as much less as the floor area suggests. If you are pricing two quotes against each other, check that both cover the same sequence before you compare the totals.
What the building adds
Almost every bathroom we take on is in an occupied building, and the building is a client of its own.
In a co op the work runs under the building's alteration agreement, and every building writes its own. In a condo the approval is usually shorter, and the building will want an insurance certificate. In a rental it is the landlord's decision. None of these are line items on a quote, but each takes time before the first day of work, and a schedule that ignores them runs late from the start.
Access matters as much. A walk up means the old fittings come down the stairs and the new ones go up them. A service elevator means booked windows. Either way it decides the size of the crew and the number of days the noisy, messy phases take.

Swapping fittings in their existing positions usually needs no permit. Moving plumbing, or altering a wall, usually does, and your building will want its own approval as well. The city sorts alteration work by whether it affects use, egress or occupancy. How we price it
We price from a written scope. Somebody comes and looks first, and the number you get is broken into parts: demolition and disposal, waterproofing, plumbing, electrical, tiling, fit out, and painting. You can see what each part costs, compare it with another quote line by line, and change a part before anything is ordered.
Payments follow progress rather than the calendar. Each one is tied to a stage you can see in the room: strip out finished, rough plumbing and electrical inspected and closed, tiling done, fit out complete. Changes along the way are priced and agreed in writing before they are built, so the total you are looking at is always current.

- Choose standard fittings over concealed or wall-hung ones where the look allows it.
- Decide the finish level once, at the scope stage, rather than upgrading item by item during the job.
And one place not to save. Waterproofing is the part of the job nobody sees and the part that decides whether the room is still sound in ten years. A quote that is noticeably cheaper because it leaves the old substrate in place is a quote for a different, shorter-lived job.
